Property Description

Grand Victorian beauty! Located between the trails of the Panhandle and sprawling Buena Vista Park and just moments from the fabulous shops and restaurants of NoPA and Haight Street, sits this incredibly charming 3-unit property that includes two buildings on one large lot. It is the perfect opportunity for an owner/occupant or potentially a multi-family compound. The main house/owner’s unit looks and feels like a single-family home and is an impressive three-levels, consisting of a light-filled living room with hardwood floors that leads to an eye-catching great room/foyer, a formal dining room and circular breakfast room maintaining much of its original charm, and a kitchen featuring an adjoining walk-out back patio and side garden, plus a half bath. The second and third floors feature five large bedrooms, a sunroom, two family rooms, two full and one-half bathrooms. This space is full of one-of-a-kind period details and is meticulously preserved from the woodwork, stained glass windows and moldings to the fireplaces, hardwood floors, and more. Wonderful light, expansive room sizes, and an elevator between two levels. The two other units include a one-bedroom unit on the basement level and a lofted one-bedroom unit in a rare separate two-story carriage house behind the main home both with separate entrances, addresses, meters, and washer/dryers. The carriage house sits above a two-car garage, and there is additional uncovered parking for three vehicles. Both one-bedroom units are occupied, and the owner’s unit will be delivered vacant.

Originally known as The Rapp Residence, The Baird Estate sold this lot to John George Rapp in July of 1902, who then hired the firm Salfield & Kohlberg to construct the residence. The architects David Salfield and Herman Kohlberg comprised a well-known architectural firm, having designed hundreds of buildings in San Francisco from 1887 to 1913. Their best-known work is the Columbus Tower, located at the triangular corner of Kearny Street and Columbus Avenue.

MAIN HOUSE

On one side of the classic Victorian façade is a grand entryway to the home with columns and stone steps and a striking wood entry door. Through an arched ceiling at the entry foyer and past the elevator, the home opens to a dramatic parlor with built-in curved benches, a fireplace with brick surround, hardwood flooring, stained glass windows, and a beamed coffered ceiling. To the right through pocket doors is an expansive living room with a large, curved Bay window, stained glass windows, a beautiful ceiling cornice overhead, and a decorative fireplace.

Another set of pocket doors opens to reveal a formal dining room, presenting a striking decorative fireplace with brick surround, big bright windows, and a built-in china cabinet with wood detailing along one wall. This room flows naturally into the butler’s pantry as well as to a circular breakfast room, with curved windows bringing in sunlight and decorative molding overhead.

The kitchen is equipped with an antique cast iron Garland gas range with griddle, tile backsplash, hardwood flooring, and a second sink in the butler’s pantry as well as additional cabinetry. There is direct access to an attached deck through a glass door. This large, decked patio has both seating and dining areas and is ideal for entertaining and dining al fresco.

From the kitchen is a hallway concealing a half bathroom, closet, and access to the back stairs. An elevator also goes from the main level to the second level.

Up the main staircase is a gracious landing with a chandelier overhead and a cedar closet. The primary bedroom boasts oversized windows with southern exposure and outlooks of greenery. This suite has a separate seating area around a fireplace with a window bench and a walk-in closet. Adjacent to the primary bedroom is a laundry room with a side-by-side washer and dryer, a sink, and an attached sunroom. This would make an ideal location for a luxurious new primary ensuite bathroom and walk-in closet. The second bedroom, down the hall, has two closets, and currently, both bedrooms share a lovely bathroom with a claw foot tub and a stained-glass window. There is also a Victorian-style pull-chain half bathroom on this level. At the front of the home is a sprawling family room displaying a curved bay window and a fireplace.

The third level of the home houses three bedrooms, all with charming, Victorian-era built-in sinks. The bedrooms share a split bathroom with a shower and water closet, and the front room serves as a lounge/family room/playroom/media room with lots of sunlight and two closets.

Off the back patio is a path to the garden, which is lush and landscaped, surrounded by mature trees and plantings. Parking for the main house is within the courtyard on the parking pad.

LOWER FLOOR UNIT

The downstairs unit is a lovely one-bedroom apartment featuring a kitchen with an island, range, and a dishwasher, and an open living/dining area. There is a stacked washer/dryer in a closet in the unit and a bathroom with a tub. The bedroom offers a beautiful, curved window bay and a closet and is accessed through its own entrance.

CARRIAGE HOUSE

The bright and airy cottage at the back of the lot consists of a well-renovated studio with a lofted bedroom above. It features an L-shaped kitchen with a dishwasher and a range, and a spiral staircase up to the loft. On the main level is a living room with a fireplace, a bathroom with a shower over a tub, and a sitting area or bedroom area with two closets, one of which houses a stacked/washer dryer. There is a two-car garage in the cottage, which currently serves the tenant in the cottage as well as the occupied lower floor unit.
