Paul Hatvany Kitchen

Broker Associate

Paul Kitchen is a real estate broker-associate and has worked full-time with Team Hatvany for over seven years. After earning his law degree at UCLA and becoming a member of the California Bar Association, Paul decided to turn his focus towards Real Estate investment and sales. Paul loves to help clients understand each step of the process in their journey to buy and sell properties, and particularly enjoys analyzing market trends, advising clients on pricing strategies, comparative analyses, staging and visual presentation consideration, and the myriad nuances of San Francisco purchases and sales. He and the Team work extensively across a broad spectrum of price ranges and locations within San Francisco, including single family homes, condos, TICs, co-ops, and multi-family investment properties. Paul’s legal background serves as an asset for both buyers and sellers alike. He is keenly focused on evolving local ordinances, rent board decisions, and the ever-changing legal and political landscape so as to best advise his clients on strategic decisions including pricing, risk-management, portfolio goals, and sales and acquisition strategies. He is well-versed in the nuances of landlord-tenant law and building codes as they relate to residential use. Born and raised in San Francisco, Paul is a graduate of Stuart Hall and Urban High School, and is personally and intimately familiar with San Francisco’s neighborhoods. Paul is a member of the California Bar Association, graduated Summa Cum Laude from University of Southern California (USC), and earned his law degree from the UCLA School of Law before returning to his hometown. Recently, Paul opened up his own investment fund, allowing qualified investors to participate under his direction. He thrives on utilizing his understanding of the complex and ever-evolving rent-controlled environment to maximize returns, and prides himself in his capacity to analyze and strategically tackle multi-unit properties. He has honed his expertise in this area by helping clients on both sides, scouring the marketplace, and by investing in and coordinating subcontractors and management for multiple apartment buildings around the city. He even resides in a building that is part of his own portfolio with his family. In his spare time, Paul is an avid vintage race car driver, a huge fan of motorsports, and is an aspiring collector. He can be found racing with groups such as CSRG, HMSA, and SVRA, and is currently participating in the CrossFlow Cup in his 1969 Lotus single seater. Paul and his wife Blair just embarked on their newest journey by welcoming their first child, a beautiful and healthy baby girl, and they live on the north side of town, where they enjoy time together with their daughter, hiking, laughing, and socializing with friends and family.
